: Hello,

: I am in the process of researching property management software. I have seen a lot out there, but they all seem to be the same in the end result. Here is my situation.

: I work for a non-profit agency. We have about 35-40 sites where some we own and some we lease. I have the job of keeping track of these properties (lease info, square footage info, utility info, etc.) Could your software help me and if so which edition???

So, are you the tenant/occupant of these properties? That is what I understand from what you have written.

This is not what the package is primarily intended for, but it would work OK in that application. Basically you wouldn't be handling tenants because you are the tenant. You would be interested in handling your building expenses etc. Of course, our package does a complete job of this. I presume that you are responsible for your own maintenance/repair? We do workorders, so you would have that capability too.

In this context, if you are leasing the property, then your rent is just another expense.

The Standard Edition would most likely do what you want, unless you also wish to manage your bank accounts with it, and have a full accounting package. In this event you would need the corporate edition.

As you may have gathered from our website, we are also landlords with some considerable holdings. I will mention in passing that we handle our own business office, and our own supply depot, using this package - which is, I believe, what you want to do as well. Works quite well for us. We merely treat them like we treat every other property except that we ourselves are the tenant and we don't charge ourselves rent.

I am surprised that none of the other packages you have looked at would let you do what you want. Ours is more flexible, but still, this seems to be something they could all do.
