Our Standard Edition for 25 units would be quite adequate for your needs.

With respect to forms, there are a lot of issues here, many having to do with local, state, and federal laws. It is not the intent of our package to provide you with forms, although we do provide you with several.

For instance, we provide you with an eviction notice that is legal in the state of Ohio. It is probably legal in other states as well, but we would not guarantee that. However, Ohio is one of the more stringent states with respect to the format of this particular document and therefore we would expect it to be OK in many other states. You could, of course, edit the form to comply with the law where you are.

Now, there are packages of forms available from other sources. You might visit mrlandlord.com for more information, or you could do a google search for something like "landlord forms".

It is critical that you have some of these forms, most particularly the ones connected with disclosing the presence of lead paint in an apartment or house.

I would strongly advise you to contact a local real estate investors association. The realtor you are working with should be able to help you with this.
