: : Hi. I have just started to investigate property management software so I can more easily track rent, late payments, work orders, and all accounting functions for two mobile home parks. Would this package enable me to do this efficiently? I have no software property management experience but much experience with various construction company software packages. I am presently using Quick Books for the accounting functions for the parks but find the program to be very cumbersome and confusing as far as accounting goes. Please give me your thoughts. Thank you.

: I am not surprised that you find quickbooks to be cumbersome for that purpose because that really isn't what it is intended for.

: Our package works just fine with a mobile home park. After all, it's just another rental, right?

: If you are renting lots, then the only rent you need to list is the lot rent, and your requirement for "units" is very simple. If you rent mobile homes as well then you generate one consolidated rent (lot plus trailer) or you could generate multiple recurring expenses (lot and trailer listed separately). Late fees, of course, are handled quite neatly.

: Tracking expenses, tenants, workorders, and all accounting would go just as it goes in any other real estate endeavor.
